Where do I start, Emerson is the best at what he does and not only does he provide honest feedback he delivers on his promises.

If your property's rating drops below 4 stars, we stop charging our management fee until it is back above 4.5.

Your guests set that rating, not us.

Your exit:

No lock-in. One month's notice, any time.

What about the neighbours? This is ADI's ten-bedroom house, and this is what goes into it:

  • A noise monitor in the living room. It reads decibels and records nobody.
  • Over 75 and the guest gets a message.
  • Three strikes and they are removed, agreed in writing before they book.
  • A camera outside the front door.
  • TVs in hotel mode, volume capped.
  • Nobody under 24.
  • Security on call, day and night. Any alert answered within 2 hours.

Since 2022 the only council contact we have had came on a property that had previously been an HMO. They visited to confirm it was being run as a holiday let, saw guests rather than tenants, and closed it with no issue.

Questions

The questions landlords ask before they sign anything.

What does it cost to run a holiday let?
There are three kinds of cost. Property overheads: the mortgage, utility bills, council tax, insurance, service charge, ground rent and internet. Booking costs: channel commission, payment processing and management fees where they apply. Guest-ready costs: cleaning, laundry, linen replacement, toiletries, tea, coffee, milk and the rest of the guest supplies. In practice most of this is built into the pricing. Booking costs sit inside the nightly rate. Guest-ready costs are covered by the cleaning fee. Price it properly from the start and the property stays profitable while the guest still gets a good stay. Our fee is a share of the income we generate: no income, no fee.
How do you know what my property could earn?
We pull live data from your postcode. Real occupancy, real nightly rates, real revenue from similar properties. Not national averages. We take three to five comparable properties within about a square mile, look at what they actually did over the last 12 months, the good months and the bad, and forecast a range for the next 12 based on bedrooms, bathrooms and property type. It comes back in your free Holiday Let Report within 72 hours.
Does occupancy hold year-round?
Not evenly, no. Demand moves with the season, the area, the type of property and the guests it attracts. Contractors, tourists, family reunions, wedding guests, relocators and working professionals all book for different lengths at different times of year, so expecting the same occupancy every month is not realistic. Some months are stronger than others. The way to estimate it is to look at similar properties nearby, with comparable bedrooms, amenities and guest appeal. That gives you a realistic yearly average instead of one fixed monthly number. That is what your Holiday Let Report is for.
Will I need to spend money before it can earn?
Yes, in most cases. Furniture, decoration, styling and small improvements, and how much depends on the condition the property is in now. The properties that do best have one thing in common: they meet a higher standard. Better condition, better furnishing and a more polished finish usually lead to better guest appeal and stronger revenue. What worked a few years ago with basic furnishings often will not cut it today. Guest expectations are higher now, and so is the competition. Setup, furniture and decoration are quoted upfront in your report, before you sign anything.
What if my property does not suit as a holiday let?
Not every property is the right fit, and that is fine. A holiday let is one strategy among several, alongside buy-to-let, HMO, emergency accommodation, supported living and social housing. The right one depends on the property, the area and what you want from it. Around a third of the properties we assess are not the right fit for the holiday let model. We say which it is in your report, rather than waste your time forcing the wrong strategy onto the wrong property. We only switch a property that is empty or between lets. We do not move tenants out, and we will not help anyone do it.
Will my lender, freeholder or council allow it?
That is exactly what the report checks before anything is signed: mortgage terms and lender consent, freeholder restrictions, local licensing, insurance, and planning and Article 4 status for your address. If one of those blocks it, we tell you, and you have lost nothing.
Do I lose control of my property, and am I locked in?
No, and no.
